Jubilee Residences (JR) is a real estate housing project from Urbanrise, a subsidiary of Alliance Group, with a focus on affordable housing. It is located next to a 750-acre reserve forest in the Chennai suburb of Gudvanchery.

Challenge

Sized between 326 sqft and 863 sqft, Jubliee Residences Guduvanchery offered flats for sale in Chennai that were reasonably compact as compared to apartments close by. They made up with a competitive price tag and amenities what they lacked in size. They were designed to maximize and optimize the given space with a smart and efficient design. But this is something the TG would see once they visit the model apartment. So, the most significant challenge was to maximise site visits with our digital marketing services for the housing project which was located 35 km away from the city center.

Solution

The strongest suit of the project was its price point. Coupled with the fact that if the consumer was a first-time home buyer, they would get an additional discount of Rs. 2.67 lakhs through the Pradhan Mantri Awaas Yojna (PMAY). We built a 360 degrees marketing campaign involving Print advertisement, BTL advertising, Outdoor, Radio, and Digital promotions around the price point and the key highlights of the project including the prime location of the flats in Guduvanchery and their amenities.

Ad Concept

Jaws will drop: Suggestive of a price so low that jaws were bound to drop, we built an integrated marketing campaign around stark, exaggerated jaw-dropping caricatures of office goers.

The caricature style was used to stand out among the clutter of elevation-based ads and convey a bold message.

Website

  • One MG created an SEO optimized, mobile first, responsive website for Jubilee Residences with easy backend integration for information.
  • A custom WordPress site was designed with an information architecture that underlined the key highlights of the project, clearly stating the price benefits to the TG.
  • Use of brand colors, extensive imagery, and a clean design ensured easy consumption of the content.

Digital Marketing

  • We targeted consumers with a salary of less than Rs. 50,000/month, mostly working in and around the nearby business hubs.
  • Investor centric ads were targeted for the rest of Tamil Nadu wherein Guduvanchery was positioned as the Gateway to Chennai.
  • Leads captured through digital as well as customer care were attributed specifically to the campaign/ medium and later nurtured through sustained emailers.
  • A parallel campaign targeting investors through digital display advertising ran across top financial publishers, providing the investor angle to the campaign. The investor leads were nurtured through a separate email campaign.
  • Vernacular ads ran as digital display ads. The leads were led to a vernacular landing page, to increase relatability and conversion.
  • A separate email marketing campaign targeting the existing customers of the Alliance Group was executed.
  • A parallel guerilla marketing campaign targeted a competitor project through signages and digital advertisements, ensuring that customers searching for that project landed on our ads.
  • All nurtured hot leads were channelled to visit the Jubilee Residences's site.

Outdoor and BTL

  • The campaign communication was primarily centered around the low price communicated through the caricature and the key highlights of the Jubilee Residences Guduvanchery project.
  • Print ads were designed for both English dailies and vernacular newspapers.
  • The BTL advertising campaign began with pamphlets, center and side medians, lamp posts, and look walker activities executed as a bilingual campaign (Tamil and English).
  • Brand marketing collaterals were designed for the real estate brand’s activations across apartments, temples, banks, and public parks, all within a 5km radius of the property.
  • Outdoor advertising and signages were put up across prominent hoardings – both 3D and 2D signages were designed - and bus backs.

Social Media

  • A social media strategy was devised to build quality static and motion graphic content and publish it periodically across Facebook to enhance brand awareness.
  • Content buckets were created across project highlights, amenities, trends, tips, and other engaging content.
